Hello Everyone Investing in Hamilton Ontario!
Oh boy its been busy since our last post! We hosted February’s Mr. Hamilton’s Inner Circle member event and raised $200 for a Room to Read! We collected money and signed leases for four of our investment properties and one more vacancy to go! Good thing we don’t take possession till April 15th. We have an absurd number of offers out there on investment properties for our wonderful Inner Circle members and we’re trying to find the time to book a vacation. Real estate investing can’t all be work, everyone needs some time to relax and recover. I just hope there is still snow up in Collingwood next week.
As for investing in downtown, I live just west of Queen St so I technically don’t live downtown but I’m there several times per week and usually not for business. Many of Hamilton’s best restaurants, bars, and entertainment is downtown. Some of my favourite places to dine are Burrito Boys on King East at John opened a few months ago and my favourite Shwarma place (chicken, pork, beef or lamb rotisseried on a spit) in the world is Bastoni’s on King W near Hess. But it’s not just me, much of the “New Hamilton” does as well. The New Hamilton is the more progressive Hamiltonians who get behind light rail transit, James North Art Crawls, opposing a downtown casino, etc… they love living and visiting the downtown and many have noticed.
Our Mayor Bob Bratina recommended to developers that the market wants to be closer to amenities and there are many amenities downtown. Click here for Article
McMaster’s Downtown Health Campus will open in July 2014 and with it 450 jobs and 4,000 students! Click here for announcement
450 jobs and 4,000 students = a whole lot of demand for housing in the area.
New Restaurants the George Hamilton and the esteemed Anchor Bar‘s first venture into Canada is in downtown Hamilton. A new grocery store and its 7 million dollar renovation in Jackson Square by spring (click here for article). Talk about converting the old Royal Connaught into condos (click here for article).
It’s not just buzz, things are happening in downtown Hamilton and its causing upward pressure on prices and rents. Case in point our exclusive listings next to the Go Station where the bachelor unit rents for 1275+hydro and the one-bedroom is 1325+hydro whereas average as per CMHC is $536 and $688 respectively per month.
Needless to say the Chateau Royale attracts the best tenant profile I’ve seen in Hamilton and thankfully, we have convinced the seller to exclusively list with us his three remaining units. Click here for details if you’re interested in investing in the rejentrifying of downtown.
Till next time – Happy Hamilton Investing Everyone!
