Many new investors come to me with big dreams about building a large enough portfolio in order to quit their day jobs in 5-10 years, travel the world, fund charities, put their numerous children through university, etc… These are all very worthy goals however few have put any thought or planning in how to achieve financial freedom.
Financial freedom can happen, just understand the resources, sacrifices and work that is involved because if it were easy, everyone would be doing it. Â One of the most important factors that is ignored is time. Bear with me here as I was reading “Wealthy Barber Returns” by David Chilton and in his book he discusses the power of saving and investing early.
Here’s an example I whipped up in a spreadsheet: assume you can regularly invest at 25% return per year or double your money every four years. Â Invest $100,000 today, re-invest every dollar earned and what does that look like in 20 years? Â Here’s the math:
Day 1, you invest $100,000, double your money every four years plus re-invest the gains you’ve made.  By the end of year 20, you could have $3.2 million dollars, the wonderful power of compounded returns.  Would that help with your financial freedom? Would that make a difference to your children or grandchildren or favourite charities?
Or how about you just make a million, invest in 2nd mortgages for 10% per year. Â Could you live off of $100,000 per year?
Whatever you decide to do, do it sooner than later because I’m sure many of you are thinking “why didn’t I do this 20 years ago?” and as the old Chinese proverb goes:

Â 10-12% returns on 2nd mortgages are always available but talk to me about the lower risk way of doing it. 25% returns do happen in real estate.
