Hi Erwin, I recently did a Flip House east of Toronto that went quite well and thought I’d contact you to see if you ever come across properties that need work that would provide a nice return once completed. I would be interested in having a look. Please keep me in mind. I’m not really looking for a complete gutout property. The last one I had to replace all doors/frames, some windows new kitchen, ceramic, new bathrooms and landscaping. Hope to hear from you.

Hi Brian, we in Hamilton do pretty much the same thing almost everyday on singles, semis, student, multifamily, RTO’s but we always rent them out afterwards as my clients and I are in it for the long term.
A nice return in Hamilton is the well above market rents we receive and sometimes we do pull $ out post refinancing. 25k in renos to complete gutouts is pretty much the system to make sufficient forced equity worth while.

Hi Shilppa,
Both rent to own and buy and hold are excellent strategies and it depends on your goals, rent to own provides high cash flow and tenants take better care of your property however with buy and hold you may have a higher upside in appreciation.
