Hello Real Estate Investors in Hamilton Ontario!!
Below is an email sent to Maria and I from one of my youngest clients but she’s also one of the biggest action takers. Here’s how her deal went down. I was out previewing properties including a for-sale-by-owner (FSBO) near James North and within 800 meters of the planned James North Gateway Go Station.
Evelyn and I were meeting later that afternoon for coffee to go over the new Rock Star membership package. I told her about the property, she was interested because she knows that harbour front area well (the benefit of being a geographical specialist) and is well aware of the rejentrification of the area. So I booked the showing for that same afternoon. At the property, Evelyn and her boyfriend Andrew posed as a young couple looking to buy, the owner was there and we left with a hand shake agreement to purchase the property. Fast forward to today, the property doesn’t even close till this Friday and Evelyn at her first showing on Saturday collected first month’s rent in cash and collected last month’s in cash yesterday (after doing her due diligence of course) and now she’s one happy Hamilton investor. Here’s what she had to say (I’ve changed the names and addresses):
Evelyn – “Everything is done at the lawyers for the closing date tomorrow… and everything seems to be in place. You guys are amazing and I couldn’t have done it without you!! Sorry it took me so long to decide that this was in fact a good decision for me! I’m sure it will be the bane of my existence at times, but I know that it will be worth it in the long run!
Although Fred and Wilma (the tenants) are paying June rent at their current place, they 
were happy to pay for the full month of June so I am giving them their keys tomorrow! I have collected $2600 cash for first and last, and have a signed lease. They pay cash for everything but Fred said he ordered a cheque book at the bank today to give me post dated cheques.
Wilma works at Cheers, a restaurant/bar at Burlington and James St N, so we met there to sign the lease. We ended up having dinner before her shift and when I tried to pay for my meal, they had already paid it! Wilma was excitedly introducing me to her regulars as her new landlord. Their current landlord came to the restaurant when I was there, so I apologized for stealing his great tenants. He will consider forgiving me!
The best part is that they (Fred and Wilma) think that I’M doing THEM a favour by renting my lovely house to them!”
This… from one of my youngest clients… I’m so very proud of Evelyn.
So when you see Evelyn in the future please congratulate her on taking action and steps towards living her life on her terms.

Evelyn, you have no idea! I see many people say they want to invest but can’t get off the couch or they walk away from deals like yours because the seller won’t pay for repairs or maintenance. You knowing the area better than most allowed you to buy in an up in comming area, cash flow TODAY with potential upside of the James North Gateway Go Station. When you’re 29 and that station opens, people are going to think you’re a genius.
