Hello Everyone with Hamilton Real Estate Investment Property!!
What a great Saturday Rock Star Member Event!! It was great to see all of our Rock Star members and VIP’s in attendance to catch up over a Bullet Proof Coffee. Thanks to our friend Cindy and Rolling Meadow for selling us the grass-fed butter directly for the event and the coffee.
Tom Karadza gave an amazingly comprehensive, reality check type economic update. Admittedly, I shield myself from much of the media to preserve my sanity but Tom does a wonderful job of consolidating the data: US, China GDP numbers, Chinese debt, stock and housing market data, inflation, bond yield, etc… what it all means and how to capitalize. As entrepreneurs, how to capitalize is what we all need to focus on because there’s not much we can do about how international fiscal and monetary policy, or what POTUS Trump is tweeting about. This is totally oversimplifying Tom’s economic update but it boils down to investing in self-liquidating real estate, 50/50 gold and silver, and cash flowing small business/es. You want to be at the next members only event. Understanding economics makes business and investing SO MUCH EASIER!!
The Mr Hamilton family was well represented at Saturday’s event!! Clients Martin Kuev (now Rock Star Coach), Charles and Kensen Wah presented on developing accessory apartments and land development respectively. Our favourite real estate Accountant, Cherry Chan, CPA of realestatetaxtips.ca presented offering advice on how to avoid audit from CRA’s latest crackdown on real estate investors.
For a future Rock Star Meeting, I’m in early discussions with Rock Star about presenting on the subject of a direct marketing case study: Mr Hamilton’s story from zero to real estate authority and a $500k business to boot! Do remember though, our business’ success is predicated on delivering massive value to our Hamilton investor friends and clients which leads us to our latest podcast interview of client John Roumanis, part time investor who has invested in one cash flowing property per year for six years to increase his net worth by $600,000.
Part Time Investing for 6 Years and $600,000 in Returns
That’s right, a part time investor from Toronto investing in cash flowing, Hamilton real estate and improved his net worth by $600,000 in just six years. Gross rents of $8,000 per month and John’s personal efforts to generate those revenues is 30 minutes per week or 2 hours per month, therefore his hourly rate is $4,000/hour.
After over a decade of sitting on the sidelines and knowing real estate was an excellent asset class, John finally took the leap after meeting his real estate coach in Erwin “Mr Hamilton” Szeto (full disclosure, John is my client). John, son of Greek immigrants, being a rather smart guy who has his MBA and Chartered Professional Accountant designation, took the leap and purchased his first investment property, in April 2011, a single family, semi-detached for $240,000 which is now worth over $400,000 in today’s market.
John has a full time, management job in Toronto, recently married to lovely wife Freda, and they are expecting their first child. With busy life including teaching at Sheridan College, achieving a black belt in Karate, learning to play guitar and full-time career, John still managed to make investing in real estate a priority and invested in one additional property per year.
John is an avid stock investor within his RRSP account using his own and his company’s contributions and we had a great conversation around SELF DIRECTED, educated, conservative, stock investing as well.
