Hello Everyone with Hamilton Investment Property!!
With the busy holiday season over, we finally had time to celebrate a successful 2016 with the Mr. Hamilton team. Collectively we earned more and, more importantly, we created more value by helping more people grow their portfolios to take a few steps closer to financial freedom. We also gave more in donations and in growing the HamiltonBasketBrigade.com.
The evening started at theMule.ca, for Mexican themed dinner and drinks and it was excellent. Easily my favourite Mexican restaurant in Hamilton. My favourite eats were the fish taco, pork belly taco, the calamari, and sangria. The place was packed on Saturday night so I do recommend a reservation. After dinner, we rolled our stuffed selves out the door to walk 4 minutes to ServePingPong.com, a legit gastro pub with lots of ping pong tables for rent by the hour. I lost my matches frequently and fast, but more importantly we all had a blast! Parking for the whole night (until 6am) was $3.50 flat. $3.50 gets you 30 minutes of parking in Toronto. And you wonder why folks from the GTA are moving to Hamilton.
Here’s an article on the same subject: In Hamilton, Ont., an onslaught of millennials escaping the bidding wars and mortgages of Greater Toronto
Here’s a “great” quote from the article:
Erwin Szeto, a real estate investor based in Hamilton, says the trend has been on his radar for a few years now.
“About three years ago, our market started behaving more like Toronto’s, where offers were much more aggressive,” he says. “I talk to my property managers regularly, and more than half the tenant applications are coming from the GTA area. We’ve known it’s been coming for a while.”
Hamilton has a number of appealing qualities for Torontonians, he says, including a vibrant arts scene, a low unemployment rate, close proximity to T.O., the new West Harbour GO Train station and a fun and rejuvenated downtown area. Oh, and the parking’s cheaper, too.
By the numbers
9.9%: Percentage that Hamilton’s millennial population grew between 2011 and 2015
5.9%: Percentage that Toronto’s millennial population grew between 2011 and 2015
$430,000: Gap between freehold home prices in the GTA and Hamilton in third quarter of 2016
$110,000: Gap between condo prices in the GTA and Hamilton in third quarter of 2016
This week we are talking to Steve Kulakowsky, co-owner of Core Urban Inc., where him and partner Dave have renovated and converted a 26 unit apartment building into condos, turned a former school into 36 condos, and transformed a few other dated and rough buildings into attractive, interesting places for people to call home in and around downtown Hamilton. Steve’s story in his rise to fame and success contains many lessons for new and old investors, so I’m really excited to share his story with you. Do make sure to check out Steve’s portfolio on his website at www.coreurban.ca/projects/ as words do not do justice to what Steve means by “interesting places”
Check out this article as well on Why restaurant veterans are ditching Toronto for Hamilton. The article mentions several restaurants located in Steve’s buildings on King William in downtown Hamilton. The article says a lot about why people from all walks of life are moving to Hamilton. Quoting the article “$25-a-day parking, brutal traffic, high prices, miserable people and the money-rules corporate restaurant scene.”
Reading between the lines, these restaurant professionals are quitting their jobs to start their own ventures in Hamilton partly because the spaces, rent, renovation costs are so much less.
